POST-WINTER REPAIRS: WHAT SHOULD YOU FIX FIRST?

Come spring, flowers aren’t the only things that bloom. A number of home problems - many caused by winter leaks - may also crop up. Of course, the ones that can cause the most damage should head your repair list. Consider looking for and tackling potential problems in this order:

ELECTRICAL: Gusting winter winds may have thrashed your power lines around. WITHOUT TOUCHING IT, examine the line where it enters your house. If the insulation is chafed, call your electric company as soon as possible.

FOUNDATION: Winter freeze-thaw cycles can cause water from poorly drained soil to crack your home’s foundation. If repairs aren’t made, you could be in for major structural problems. Ask a contractor for an estimate (usually free), or hire a home inspection engineer for a third-party opinion.

ROOF: Worn or missing shingles can let water in to stain ceilings, ruin insulation, and promote mold. Leaks may also start if runoff backs up at the eaves, then freezes. If repairs are needed, you may want to call a pro.

GUTTERS: Damage to gutters and downspouts often indicates clogging - a particular problem for homes in wooded areas. Removing leaves and debris regularly can prevent roof or foundation problems due to overflow.

EXTERIOR WALLS: Siding that’s no longer weather-tight may allow water to get in, leading to rot and insect invasion. A danger sign: peeling paint. Get rid of mildew, too, and trim any foliage that keeps walls damp.

INDOOR AIR QUALITY SAVINGS ARE MORE IMPORTANT TODAY THAN EVER BEFORE

Most adults now spend over 90% of their lives indoors. On average, children spend over 75% of their time indoors whether it is in the classroom, watching television, playing video games or spending time on the internet. When children do go outside, it tends to be for scheduled events that are held under the watch of adults and for a controlled period of time. A survey by the Centers for Disease Control and Prevention found that in a typical week, only 6% of children play outdoors on their own.

Adults and children alike are now subjected to poor indoor air quality at alarming levels which can cause or contribute to chronic respiratory diseases, headaches, dry eyes, congestion, nausea and fatique.

The EPA now lists indoor air quality as one of the top environmental risks. Studies have shown that indoor air can often be 2 - 5 times worse than outdoor.

Indoor Air Quality can be affect by particulate matter and gaseous pollutants. Particulate matter includes dust, pollen, animal dander and particles associated with tiny organisms such as dust mites, mold, bacteria and viruses. Gaseous pollutants come from combustion processes. Sources include gas cooking stoves, vehicle exhaust and tobacco smoke. They also come from building materials, home furnishings and the use of adhesives, paints, varnishes, cleaning products and pesticides.

Because newer homes are built tighter to save on energy costs, it tends to bottle-up the contaminants that are generated every day through our normal living habits.

In a recent survey, 70% of those polled believed that air purifiers or high efficiency cleaners can actually improve health and quality of life.

EPA Proposes Adjustments to HCFC Consumption Allowances

On Jan. 4,2012, the EPA proposed ta adjust the allowance system controlling U.S. consumption and production of hydrochlorofluorocarbons.

The Proposed rulemakingis a result of a recent court decision vacating a portionof the allowcation Final Rule published by EPA in 2009. While the propsed rulemakingestablishes a baselines for 2012-2014 that reflect past inter-pollutant baseline transfers deemed pertinant by the Court, it also proposes to reduce HCFC-22 consumption allowances.

More specifically, the EPA proposes to reduce HCFC-22 consumption allowances relative to the 2009 FInal Rule by 11%-38%in 2012, 13%-42% in 2013 and 15%-47%in 2014. Comments on the proposed rule-making were due Feb.3 2012.

Dirty Indoor coil!!!!

Its hard to believe that most air conditioners are in this state. When systems do not have regular maintenance performed on them it causes unhealthy and costly conditions. Not only are you breathing this stuff and making yourself sick, these conditions cause higher electric bills and shortens the life of equipment. So now you have to pay for repairs, high electric bills and associated health issues. It pays to have your maintenance done regularly.

My son got sick when he saw this picture.

Looks like somone did a job on these units.

Singleton Job

Mr. Singleton is happy with his new, ultra quiet 16 seer heatpump. The Singletons also have much better air flow because of the duct modification we made with the replacement. The outdoor unit was also moved around to the side so they could better enjoy ther patio facing the ruins at Barefoot golf course. Thats the 3rd replacement on that street we have done in Barefoot.

Can You tell what is wrong with this picture?

Many people would not know.

Many air conditioning contractors will capitalize on your ignorance.

These new air conditioning units should be at least two feet apart, and one foot from any wall. This will cause definite compressor failure and a hefty electric bill. The combination of the electric bill and replacement compressor will probably end up costing the customer an extra $3,000 in the next five years.

The following is a Help Wanted ad that we found in The Suns news. It is an ad that one of our local HVAC competitors (who shall remain nameless) put in the newspaper asking for a “Barracuda Closer”. I think this ad shows how some of the locals businesses operate. All they care about is pushing the customer into something just to make money.
